Overview of the Role
They are responsible for the care, safety and smoothing running of The Birnam Hotel’s building and grounds. With a hands on practical approach, this role ensures the hotel functions reliably day to day supporting both guest comfort and wider staff operations.
Working closely with the General Manager and fellow Departments Managers, the Maintenance Manger will maintain the integrity and character of this storied Scottish Hotel, keeping it safe, functional and well maintained.
Key Responsibilities
Oversee day-to-day maintenance across the hotel, including guest rooms, public areas, back-of-house spaces, and outdoor areas.
Carry out routine repairs and respond promptly to maintenance issues as they arise.
Implement and manage a preventative maintenance schedule to minimise disruption and downtime.
Ensure the hotel complies with all relevant health, safety, fire, and building regulations.
Carry out regular safety checks and maintain accurate records.
Support inspections and audits as required.
Liaise with and supervise external contractors, ensuring work is completed safely, on time, and to standard.
Support small projects, refurbishments, and seasonal works as required.
Work closely with housekeeping, front office, and food & beverage teams to resolve issues efficiently.
Respond to urgent maintenance matters with a calm, solutions-focused approach.
About You
Skills & Competencies
Skilled across general maintenance tasks, with a practical, problem-solving mindset.
Dependable, organised, and able to anticipate issues before they arise.
Works well alongside hotel teams, communicating clearly and professionally.
Qualifications & Experience
Previous experience in a maintenance, facilities, caretaker, or similar role.
Working knowledge of health & safety requirements and building maintenance standards.
Experience coordinating contractors and managing routine maintenance schedules.
Relevant trade qualifications or certifications are an advantage but not essential.
