In this Agreement, the following terms shall have the following meanings:
“The Birnam Hotel” refers to Arach Limited, trading as The Birnam Hotel, Perth Road, Birnam, Dunkeld, PH8 0DN

Data Protection & Privacy
We keep your personal data secure. Like most websites, we use cookies and server logs to improve user experience. Please refer to our Privacy Policy for details.
By making a reservation, you consent to our processing of your data in accordance with the Privacy Policy.
Legal & Liability
This contract is governed by English law, though Scottish residents may bring proceedings in Scotland.
If any part of these terms and conditions is deemed invalid or unenforceable, it will not affect the validity of the remaining terms.
We are not liable for unforeseeable losses.
Our maximum liability for any claim is limited to the cost of your reservation, unless the Hotel Proprietor’s Act 1956 applies.
Gift Vouchers
Gift vouchers can be used towards a stay or food & drink at The Birnam Hotel. Vouchers are valid for 12 months from the hotel opening date.
To redeem a voucher, please contact us at hello@thebirnamhotel.com when the hotel opens. Bookings must be made in advance and include the voucher number.
Vouchers are non-refundable, non-transferable, and not redeemable for cash.
Lost or stolen vouchers cannot be replaced.
A voucher card must be presented upon arrival—photocopies and digital copies will not be accepted.
Cancellations made less than 24 hours before a booking will result in the voucher being void.
We reserve the right to amend the terms and conditions of vouchers at our discretion.
